PUBLIC NOTICE is hereby given that on Monday, October 16, 2017 at the hour of 7:00 PM at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission of the Village of Elk Grove Village, acting as a Zoning Commission, will conduct a Public Hearing on the petition of Brennan Investment Group, Inc. for consideration of Annexation, Subdivision and Rezoning to I-1.

The petitioner is requesting the following known variances for the proposed Elk Grove Technology Park in accordance with Elk Grove Zoning Ordinance No. 2410, as follows:

Municipal Code 8-12B-1-1:A3 b requires that the minimum right of way width for streets in the industrial areas have a minimum twenty-five foot (25') utility easement on each side. Petitioner is seeking a One Lot Subdivision and there are no twenty-five foot (25') easements provided along Higgins Road or Oakton Street.

Zoning Ordinance Section 3-6: B permits only one principal building and one accessory structure on any lot. Petitioner will have multiple existing buildings on one lot.

Zoning Ordinance Section 7E-9:A prohibits fences to be erected in excess of six feet (6’) above ground level or in any front yard or ahead of the building setback line. Petitioner is seeking a variation which would permit the construction of an eight foot (8') tall fence abutting all residential zoned districts.

Zoning Ordinance Section 7-1, Schedule of Bulk and Yard Requirements and Regulations requires a maximum building height of thirty-five feet (35') when located within two hundred feet (200') of an R-3 zoned district. Petitioner is seeking a variation of the maximum height of buildings abutting a residentially zoned district of thirty-eight feet (38').

The variance requests are for property located in Elk Grove Village, Illinois as follows:
