LEGAL NOTICE
PLEASE TAKE NOTICE that on Monday, July 8, 2019 at the hour of 7:00 p.m., at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission, acting as Zoning Commission, will conduct a Public Hearing to consider a petition submitted by Seefried Industrial Properties, Inc. (Owners of Record). The petitioner is seeking to resubdivide and rezone the property from R-3 Single-Family Residence District to I-1 Restricted Industrial District for the development of a light industrial warehouse complex on the 7.73 acres of property. The petitioner is requesting the following:
Variation of Section 7-1: DIMENSIONS, BULK AND AREA REGULATIONS FOR ALL ZONING DISTRICTS:
1. Section 7-1 of the Zoning Code requires a fifty foot (50ˈ) rear yard setback when located within 200 feet (200') of property zoned Residential. The petitioner is requesting to construct the building thirty-seven feet, eight inches (37'-8") from the rear property line.
2. Section 7-1 of the Zoning Code limits the maximum height of structures to thirty-five feet (35ˈ) when located within 200 feet (200') of property zoned Residential. The petitioner has requested an overall building height of forty-two feet (42ˈ).
Variation of Section 7E-9: FENCE AND LANDSCAPING REQUIREMENTS AND RESTRICTIONS:
1. Section 7E-9 (A) of the Zoning Code prohibits fences to be erected in excess of six feet (6ˈ) above ground level along the boundary line of a lot or within required open space areas, and no fence shall be constructed in any front yard or ahead of the building setback line. The petitioner is requesting to construct a ten foot (10ˈ) screen wall along the north side of the property.
