In January 2024, the Village Board approved an agreement with Wingspan Development Group for the redevelopment of the properties on the southeast corner of Arlington Heights Road and Higgins Road. This was the final approval needed from the Village to move forward with plans for the new mixed-use development and is the culmination of a process that began with a request for proposals from developers in the fall of 2022. 

Construction of the new commercial space for the development is anticipated to begin in late 2024. Businesses located at the existing commercial shopping center will remain open during the construction process.

"The Vue" was announced as the official name of the Arlington Heights-Higgins Gateway / Elk Woods Plaza Mixed-Use Development was announced in August 2024. 

Residents who submitted suggestions to the development naming contest that contained the word "view" were awarded a congratulatory prize.

The Village worked closely with Wingspan Development Group to update the design for the development, incorporating community feedback from a November 2022 open house and online comments to better match visual character of the community.

In April of 2023, the Village held a second open house, inviting residents to view the updated design for the gateway development. Over 200 residents attended this Open House event and additional residents submitted feedback online. Feedback on the updated designs for the development was overwhelmingly positive. 

Wingspan Development presented the final redevelopment plans, along with petitions to resubdivide the land into two lots—one for residential and one for commercial as part of a planned development—were presented to the Plan Commission at a public hearing in November of 2023. The Plan Commission voted unanimously to recommend approval of these petitions, which were then approved at the Village Board Meeting on December 12, 2023.

Feedback from the November 9, 2022 Development Open House was overwhelmingly positive regarding the proposed pedestrian bridge over Arlington Heights Road. Due to the positive reception from residents, the Village decided to assume responsibility of the design and construction of a pedestrian bridge over Arlington Heights Road. 

The pedestrian bridge, which was approved by the Forest Preserve District of Cook County, will connect an improved sidepath on the east side of Arlington Heights Road to the Busse Woods trail on the other side. The bridge also features a lookout facing Busse Woods, two switchback ramps for ADA accessibility, and will be wide enough for two-way pedestrian and bicyclist traffic.
