PLEASE TAKE NOTICE that on Monday, April 19, 2021 at the hour of 7:00 p.m. at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission of the Village, acting as a Zoning Commission, will conduct a public hearing to consider the petition of Windfall Elk Grove LLC, for a Special Use Permit in accordance with Section 7E-3:A of the Elk Grove Zoning Ordinance 2410 to permit the operation of a Dance Studio in an I-2 Generalized Industrial Zoning District for property located at 2500 Touhy Avenue, Elk Grove Village and legally described as follows:

LOT 1 IN M&S SUBDIVISION, BEING A RESUBDIVISION OF LOTS 1 AND 2 IN RELIANCE RESUBDIVISION OF LOT 4 IN HIGGINS RESUBDIVISION IN THE SOUTHEAST 1/4 OF SECTION 26, TOWNSHIP 41 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, (EXCEPT FOR THAT PART TAKEN FOR ROAD PURPOSES OF SAID LOTS 1 AND 2 AS PER DISTRICT COURT CASE NO. 91150390, DECREE ENTERED AUGUST 7, 1991) ACCORDING TO THE PLAT THEREOF RECORDED NOVEMBER 16, 2016 AS DOCUMENT NUMBER 0619945022, IN COOK COUNTY, ILLINOIS, (AND FURTHER EXCEPTING THEREFROM THAT PART TAKEN FOR ROAD PURPOSES IN CONDEMNATION CASE 2016L 050432 BY ORDER VESTING TITLE ENTERED OCTOBER 27, 2016, A COPY OF WHICH WAS RECORDED NOVEMBER 1, 2016 AS DOCUMENT NO. 1630619016 AND ALSO RECORDED NOVEMBER 3, 2016 AS DOCUMENT NO. 1630829007).COMMONLY KNOWN AS 2500 TOUHY AVENUE, ELK GROVE VILLAGE, ILLINOIS 60007 PIN: 08-26-411-018-0000

PLEASE TAKE NOTICE that on Monday, April 19, 2021 at the hour of 7:30 p.m. at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission, acting as a Zoning Commission, will conduct a Public Hearing to consider Text Amendments to the Zoning Ordinance regarding minimum principal building size. 

Amend Elk Grove Zoning Ordinance Section 7-1 Schedule of Bulk and Yard Requirements and Regulations by adding a “Minimum Required Principal Building Size” column to the existing table which includes the following language:

  • 1,000 square feet for R-1, R-2, and R-3 Zoning Districts
  • 2,000 square feet for A-1, A-2, and A-3 Zoning Districts
  • 10% of lot area for the B-1, B-2 and B-3 Zoning Districts
  • 25% of lot area or 5,000 square feet for I-1 and I-2 Zoning Districts with footnote 3 which states, Whichever is the more strict requirement
