PLEASE TAKE NOTICE that on Monday, September 25, 2023, at the hour of 7:00 p.m. at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission of the Village, acting as a Zoning Commission, will conduct a public hearing to consider petitions for annexation with a designated zoning of I-2 Generalized Industrial, subdivision, special use and zoning variations submitted by TA Realty. The following variations from the Elk Grove Village Zoning Code are requested:
- A variation from Section 7-1 of Elk Grove Zoning Ordinance for maximum building height exceeding sixty feet (60’);
- A variation from Section 4-1-1 of Elk Grove Zoning Ordinance for minimum number of required loading docks; and
- A variation from Section 7E-7A of Elk Grove for location and height of the security fence.
The petitioner intends to construct a Data Center Campus Development consisting of four (4) data centers with an ancillary electrical substation along the southeast corner of Elmhurst Road and Old Higgins Road, including properties located off of Carmen Drive, Greenleaf Avenue and Coyle Avenue in Elk Grove Village. A Special Use Permit is required to operate an ancillary electrical substation. This requires the following variations from the Elk Grove Village Zoning Code:
- A variation from Sections 3-7-E.4 and 4-3-C.2 of the Zoning Ordinance to allow interior parking, driveways, and loading areas to be compacted gravel, with exception of the driveway apron;
- A variation from Section 7-1, 3-6.B and 3-7.D of the Zoning Ordinance for the height and number of principal and accessory structures including lightning structures at approximately eighty-six (86) feet tall to allow the full development of the electrical substation as shown on the approved preliminary engineering plan;
- A variation from Section 7-1 of the Zoning Ordinance to allow a variation to reduce the minimum building size to less than twenty-five percent (25%) of the overall lot area; and
- A variation from Section 4-3:C-6 of the Zoning Ordinance to grant a variation from the requirement for off-street parking lighting;
A portion of the property is located in unincorporated Cook County and is identified as PIN 08-36-102-027. The remaining properties are in Elk Grove Village and are legally described as follows:
