PLEASE TAKE NOTICE that on Monday, December 4, 2023, at the hour of 7:00 p.m. at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission of the Village, acting as a Zoning Commission, will conduct a public hearing to consider a petition submitted by 1651 Lively Boulevard LLC.  The petitioner is seeking a Special Use Permit to utilize a portion of the building as a martial arts studio. The property is located at 1651 Lively Boulevard, Elk Grove Village, Illinois and is legally described as follows:

LOT 2 IN GULLO LIVELY LUNT RESUBDIVISION, BEING A RESUBDIVISION OF LOT 102 IN CENTEX INDUSTRIAL PARK UNIT NUMBER 71 AND LOT 78 (EXCEPT THE EAST 273.0 FEET THEREOF) IN CENTEX INDUSTRIAL PARK UNIT NUMBER 49, BOTH BEING SUBDIVISIONS IN SECTION 34, TOWNSHIP 41 NORTH, RANGE 11 EAST OF THE THIRD PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS.

EXCEPT THAT PORTION AS CONVEYED TO THE VILLAGE OF ELK GROVE, IN A WARRANTY DEED RECORDED NOVEMBER 29, 2006, AS DOCUMENT NO. 633331001, SAID LANDS BEING DESCRIBED AS FOLLOWS:

COMMENCING AT THE NORTHWEST CORNER OF SAID LOT 2; THENCE ON AN ASSUMED BEARING OF SOUTH 1 DEGREE 21 MINUTES 53 SECONDS EAST ALONG THE WEST LINE OF SAID LOT 2, A DISTANCE OF 127.46 FEET TO THE POINT OF BEGINNING; THENCE SOUTHEASTERLY 42.06 FEET ALONG A CURVE TO THE LEFT HAVING A RADIUS OF 51.42 FEET, THE CHORD OF SAID CURVE BEARS SOUTH 49 DEGREES 00 MINUTES 34 SECONDS EAST, 40.90 FEET TO THE SOUTH LINE OF SAID LOT 2; THENCE SOUTH 88 DEGREES 38 MINUTES 10 SECONDS WEST ALONG THE SOUTH LINE OF SAID LOT 2, A DISTANCE OF 10.22 FEET TO THE SOUTHWESTERLY LINE OF LOT 2; THENCE NORTHWESTERLY 31.42 FEET ALONG THE SOUTHWESTERLY LINE OF SAID LOT 2 ON A CURVE TO THE RIGHT HAVING A RADIUS OF 20.00 FEET, THE CHORD OF SAID CURVE BEARS NORTH 46  DEGREES 21 MINUTES 52 SECONDS WEST, 28.28 FEET TO THE WEST LINE OF LOT 2; THENCE NORTH 1 DEGREE 21 MINUTES 53 SECONDS WEST ALONG THE WEST LINE OF SAID LOT 2, A DISTANCE OF 7.55 FEET TO THE POINT OF BEGINNING.
