LEGAL NOTICE
PC DOCKET #24-2

PLEASE TAKE NOTICE that on Monday, May 6, 2024, at the hour of 7:00 p.m. at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission of the Village, acting as a Zoning Commission, will conduct a public hearing to consider a Special Use petition for an electrical substation located at 1000 Oakton Street, Elk Grove Village. 

The following variations from the Elk Grove Village Zoning Ordinance are requested:
• A variation from Section 3-2-G-4 and 4-2-I of the Zoning Ordinance to allow interior parking, driveways, and loading areas to be compacted gravel, with exception of the driveway and driveway apron.  
• A variation from Section 7-1, 3-2-F and 3-7 of the Zoning Ordinance for height and number of principal and accessory structures including lightning structures at approximately eighty-six (86’) feet tall to allow the full development of the electrical substation.
• A variation from Section 3-3-D of the Zoning Ordinance to allow the construction of a fence in excess of eight (8’) feet around the property and located in the front yard.  
• A variation from Section 4-2-I-6 of the Zoning Ordinance to allow off-street parking or driving aisle lighting.

The property is located in Elk Grove Village and legally described as follows: 
Parcel 1:  LOT I IN FIRE DEPARTMENT SUBDIVISION, BEING A SUBDIVISION IN THE SOUTHWEST QUARTER OF SECTION 22, TOWNSHIP 41 NORTH RANGE 11 EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED JULY 31, 1996, AS DOCUMENT 96586805 IN COOK COUNTY, ILLINOIS. 

Parcel 2:  PERPETUAL NON-EXCLUSIVE EASEMENTS FOR THE BENEFIT OF PARCEL 1 AS CREATED BY THE AMENDED AND RESTATED DECLARATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS FOR ELK GROVE TECHNOLOGY PARK DATED JANUARY 15, 2020 AND RECORDED January 17, 2020 AS DOCUMENT NUMBER 2001741059 FOR A) PEDESTRIAN USE OF THE “NATURE TRAIL” AND PARKING IN THE ASSOCIATED “NATURE TRAIL” PARKING AREA, AS DEFINED THEREIN (ARTICLE 2.1), AND B) STORM WATER SYSTEM (ARTICLE 2.3) ON, OVER, UPON, ACROSS, UNDER AND THROUGH ANY PORTION OF THE “NON-BUILDING AREA” AS DEFINED THEREIN.

COMMONLY KNOWN AS:  1000 OAKTON STREET, ELK GROVE VILLAGE, IL 
PERMANENT TAX PARCEL NO:  08-22-303-008-0000
